I made a reservation online, but that apparently did not get through. For some reason, the reservation was made, yet the hotel had already been fully booked.
So, we (my wife, daughter, and mother-in-law) arrive in Tarapoto and the owner told us that he was fully booked and had no room. Now, we arrived at 11:30 in the evening, a day after independence day in Peru and every hotel was booked already. The owner "adapted" one storage room that the had next to the swimming pool, and we slept there for the night... I was very thankful that we would not have to sleep on the street.
I am not sure if this was the online site's fault, the owner of the hotel, or mine. The point is that you should call them after you make a reservation and confirm it, so you don't get yourself into my situation.
The hotel room was clean, and was cleaned and made every day. That room had no hot water, but that was not a problem as Tarapoto (26C) is quite hot even during winter season.
Beds are comfortable, but don't expect luxury: all hotels in Peru use mattresses that are fairly hard.
The hotel owner does not directly make reservations for your trips: you are on your own. However, he is very friendly and will give you good tips about how to navigate around, and where to make reservations.
Breakfast is included in the rooms. For me, it was a hit or miss. They offer you freshly made papaya juice, coffee (instant), and a couple of sandwiches with either ham, cheese, preserve, or a fried egg (yay).
The hotel has two pools, and they are cleaned every morning. The big pool has a depth of 120cm to 140cm (my estimate).
One more thing: the location is close to downtown, but the streets around look shabby (dirt road, typical rural houses, etc.). Don't let that scare you, it was quite safe, I walked after dark alone and felt quite safe.
